Notes:

  1. Generally speaking, the saleable areas (and Areas of Bay Window, if any) as specified above are based on the areas adopted for the respective estates at the time of first launch of the TPS Phase 1 to Phase 6B by the HA from 1998 to 2006. The saleable area means the floor area* (including the floor area of any balcony/verandah) as measured from the exterior of the enclosing walls of the flat (if any enclosing wall separates two adjoining flats, it is measured from the middle of such wall), including the area of partitions and columns within the flat, but excluding the area of any common part outside the enclosing walls; and if any enclosing wall abuts onto the common part, the whole thickness of such wall will be included in the measurement. (*There are bay windows in some flats, but their areas are not included in the saleable areas of the flats.)

  2. The areas as specified above in square feet are converted at a rate of 1 square metre = 10.764 square feet and rounded to the nearest whole square foot.

Points to note

  1. The Virtual Reality (VR) tours have been edited and processed with computerized imaging techniques and are for reference only. The VR tours are for showing the internal layout of the concerned residential property only and do not constitute and shall not be construed as constituting any representation or warranty in respect of the fittings, finishes and appliances in any residential property. The surrounding buildings, environment and / or the views shown in the VR tours (if any) as at the date of shooting may be subject to change from time to time and shall not be construed as constituting any representation or warranty in respect of the view from any residential property in any estate or the external appearance of any part of the estates.

  2. Recovered TPS flats are sold on an “as is” basis and in the physical state and condition as they stand and no warranty or representation whatsoever has been given or is made by the HA regarding the physical state and condition thereof or the quality or fitness of the fittings and finishes or the installations and appliances (if any) incorporated thereof and purchasers shall make no claim whatsoever on the same. The fittings, finishes and appliances of the flats as at the date(s) of shooting as shown in the VR tours are for reference only, and are subject to variations upon handover of flats to the purchasers due to additional refurbishment works, if necessary, which may be carried out by the HA.

  3. The VR tours may display images taken by wide angle lens, otherwise it is unable to show the full view of the interior of the residential property as far as possible due to site constraints. Owing to technical or equipment constraints, there may be image distortion while viewing the VR tours, and the condition shown may not be in scale and may not reflect the actual size of the objects shown. In any circumstances or at any time, prospective purchasers shall not rely on or be affected by any content, information or concept of the VR tours in deciding whether to purchase or when to purchase any residential property.

  4. The camera, video recorder or other equipment (if any) which may appear in the VR tours caused by the reflection in glass, mirrors or other reflecting surfaces in the residential property are not part of the standard provisions to be provided in the actual unit and will not be provided in the actual unit.

  5. The flat layout plan shown in the VR tours is only to facilitate the prospective purchasers to have a better understanding of the internal layout of the relevant flat. The plan is not to scale and is for reference only.

  6. The photographs, images, drawings or sketches shown represent an artist’s impression of the concerned estate only. They are not drawn to scale and/or may have been edited and processed with computerized imaging techniques. Prospective purchasers should make reference to the sales pamphlets for details of the estates. The vendor also advises prospective purchasers to conduct an on-site visit for a better understanding of the estates, the surrounding environment and the public facilities nearby.

  7. The content of the VR tours is subject to copyright owned by the HA. Except where prior written authorization has been obtained from the HA, any reproduction, adaptation, distribution, dissemination or making available of such copyrighted material to the public is strictly prohibited.

  8. The VR tours are published by, or with the consent of, the vendor (Hong Kong Housing Authority).
